The highest average price per square meter in Moscow’s primary housing market has been recorded in the Tverskoy District, reaching 2.6 million rubles. This figure has risen by 34.9% over the past year, Anna Radzhabova, Director of Elite Real Estate Management at Metrium Premium, told “Gazeta.Ru.”
According to Radzhabova, the minimum cost per square meter in this district is 1.3 million rubles. Tverskoy District has become the most expensive on the primary market due to the concentration of new unique deluxe projects on Moscow’s main street. The most affordable unit in this area is a 36.6 square meter studio in the Vesper Tverskaya project, priced at 47.6 million rubles.
Radzhabova noted that the lowest price per square meter in the Tverskoy District is found in apartments with an area of 93.5 square meters within the Vesper Tverskaya project.
On the secondary housing market, Khamovniki is the most expensive district. The cheapest unit here is not part of the elite segment — a 19 square meter studio on the ground floor of an old building, priced at 3.9 million rubles. This district also has the lowest price per square meter at 205.4 thousand rubles, excluding partial ownership in apartments.
According to “Yandex Real Estate,” in April 2024, prices for one-bedroom apartments in new buildings in Moscow decreased by 4.5% compared to March. Two-bedroom apartments became cheaper by 2.1% in Samara, while three-bedroom apartments saw price drops in Novosibirsk and Kazan (-0.3% and -0.2%, respectively). Apartments with four or more rooms experienced the most significant price decrease in Novosibirsk (-3.4%).
